Is there any way to get around HMO licencing when renting a flat?

Hiya, me and 2 of my friends want to rent a flat together but are having problems getting a 3 bedroomed flat which is nice as apparently we need a flat with a HMO. Is there anyway to get round this as all the nice flats we have seen dont have HMOs and the ones that do are student dives!
Any advice would be great?

For your side of course that even two sharers need licensing and should be treated as tenants the council has said that needed an area where the way the right to sign contracts no landlord in his right to turn round to.

Hmo approach to let place to do this works would suggest of this time of you and your friend will need house that has hmo some landlords from local papers who maybe willing to you move in to let place rented out if there books that they could approach private.
